Background of the Study

Urbanization in Nigeria has led to rapid population growth in many cities, resulting in increased demand for housing, infrastructure, and commercial properties. However, urbanization has also led to significant challenges, including urban congestion, which affects the real estate market dynamics. In Gombe State, the capital city, Gombe, has experienced rapid urban growth, with increasing numbers of people moving to urban areas for better employment opportunities, education, and living standards. This influx has caused urban congestion, resulting in higher demand for land, which in turn drives up property prices and rents (Mohammed et al., 2023).

Urban congestion is often associated with overcrowded living conditions, traffic congestion, and strained public services, which negatively affect the quality of life and real estate values in these areas. In response, developers and investors face increasing challenges in acquiring land, developing new properties, and maintaining profitability in the face of rising costs. At the same time, real estate market dynamics, such as the demand for residential and commercial properties, are influenced by these urban challenges, potentially causing shifts in market behavior.

This study will examine the impact of urban congestion on real estate market dynamics in Gombe State, focusing on how congestion influences property values, demand, and development patterns.

Statement of the Problem

As Gombe State continues to urbanize, urban congestion is emerging as a critical issue, impacting the real estate market in various ways. Overcrowding, inadequate infrastructure, and rising demand for limited land have led to escalating property prices, changes in demand patterns, and shifts in investment decisions. However, the specific impact of urban congestion on the real estate market in Gombe State has not been thoroughly investigated. This research will assess how urban congestion is reshaping the real estate market in Gombe, exploring its effects on property values, development trends, and the overall market environment.

Objectives of the Study

  1. To assess the impact of urban congestion on property values in Gombe State.
  2. To examine the effect of urban congestion on the demand for residential and commercial properties in Gombe.
  3. To explore how urban congestion influences real estate development trends in Gombe State.

Research Questions

  1. How has urban congestion affected property values in Gombe State?
  2. In what ways has urban congestion influenced the demand for residential and commercial properties in Gombe?
  3. How has urban congestion shaped real estate development trends in Gombe State?

Research Hypotheses

  1. Urban congestion has a significant negative impact on property values in Gombe State.
  2. Urban congestion has led to a shift in the demand for residential and commercial properties in Gombe State.
  3. Urban congestion influences real estate development trends, causing changes in land acquisition and project financing in Gombe State.

Scope and Limitations of the Study

This study will focus on the impact of urban congestion on the real estate market dynamics within Gombe State, specifically in Gombe city. Data will be collected from real estate developers, investors, property owners, and urban planners. Limitations include challenges in measuring congestion levels and the potential for bias in market responses.
