Background of the Study
Urbanization in Nigeria has led to rapid population growth in many cities, resulting in increased demand for housing, infrastructure, and commercial properties. However, urbanization has also led to significant challenges, including urban congestion, which affects the real estate market dynamics. In Gombe State, the capital city, Gombe, has experienced rapid urban growth, with increasing numbers of people moving to urban areas for better employment opportunities, education, and living standards. This influx has caused urban congestion, resulting in higher demand for land, which in turn drives up property prices and rents (Mohammed et al., 2023).
Urban congestion is often associated with overcrowded living conditions, traffic congestion, and strained public services, which negatively affect the quality of life and real estate values in these areas. In response, developers and investors face increasing challenges in acquiring land, developing new properties, and maintaining profitability in the face of rising costs. Overcrowding, inadequate infrastructure, and rising demand for limited land have led to escalating property prices, changes in demand patterns, and shifts in investment decisions. However, the specific impact of urban congestion on the real estate market in Gombe State has not been thoroughly investigated. This research will assess how urban congestion is reshaping the real estate market in Gombe, exploring its effects on property values, development trends, and the overall market environment.
